Most down payment assistance falls into three categories: state-level (CalHFA), federal (USDA, VA), and forgivable second-mortgage programs. Here's what's available in Amador County in 2026 and how to layer them.

CalHFA — the state workhorse

The California Housing Finance Agency runs the bulk of usable down payment assistance for first-time and low-to-moderate income buyers.

MyHome Assistance Program

Up to 3.5% of the purchase price as a deferred-payment second mortgage. Pairs with CalHFA's first mortgage (FHA, conventional, or USDA wrapped). No monthly payments — repaid when you sell, refinance, or pay off the first.

ZIP Extra (Zero Interest Program)

Closing cost assistance — up to 4% in some cases. Stacks with MyHome.

Income limits

For Amador County in 2026, household income caps are approximately $135,000–$155,000 depending on program. These are higher than USDA limits, which means a working couple earning a combined $130k can still qualify.

Property eligibility

Must be primary residence, single-family or 1-unit condo, within CalHFA loan limits ($806,500 in Amador).

Buyer eligibility

First-time homebuyer (no ownership in past 3 years), 660+ credit score for most programs, completion of an 8-hour homebuyer education course.

USDA Section 502 Direct

For very low- and low-income buyers, USDA Direct loans subsidize the interest rate down to as low as 1%. Not technically a "down payment assistance" program, but functionally equivalent — zero down + ultra-low rate. Income limits are tighter than 502 Guaranteed. Apply through the Auburn USDA Rural Development office.

GSFA Platinum and GSFA OpenDoors

Golden State Finance Authority offers grant assistance (not a loan — actually forgivable) of 3–5% of the loan amount toward down payment and closing costs. Stacks with FHA, USDA, VA, and conventional. Income limits exist but are more generous than CalHFA in some cases. No first-time buyer requirement on OpenDoors.

VA loans for veterans

Not strictly a down payment assistance program, but VA loans require zero down and have no monthly mortgage insurance. See the VA loans post for full details. The single most powerful financing tool available to anyone who qualifies.

Employer assistance programs

Several large Amador employers — Sutter Amador Hospital, Amador County government, Amador Unified School District — periodically offer or partner on employee homebuyer assistance. Worth asking HR directly.

How to stack programs

The classic stack for a first-time Amador buyer with limited savings:

  1. FHA first mortgage at 96.5% LTV (3.5% down)
  2. CalHFA MyHome covers the 3.5% down payment
  3. CalHFA ZIP Extra covers closing costs
  4. Seller credit covers any remaining out-of-pocket

Net out-of-pocket can drop to under $3,000 on a $500k purchase.

What disqualifies most buyers

Where the help isn't

If you're buying a $1M+ Sutter Creek home with $200k down, none of these programs apply. They're targeted at moderate-income, first-time, primary-residence purchases. Most Amador inventory under $550k qualifies if the buyer does.
